The city’s Special Use process expressly addresses mobile homes and factory-built housing. Its notice area is wider for these placements than for the general case, and a Planning and Zoning recommendation is followed by Council action.
Placement-specific notice radius
Mobile-home or factory-built placement uses a 300-foot owner-notice area, versus 185 feet in the general process.
Use the placement-specific notice area
The Sedalia Special Use guidance calls for notice to property owners within 300 feet for mobile-home or factory-built housing placement, rather than the 185-foot area stated for the general process. It describes certified-mail notice and the timing before the hearing.
Have the applicant use the proposed property and the city’s current submission instructions to prepare that notice. Changing the intended receiving parcel can change the neighbors and documents involved; an approximate destination is not enough to organize the application.
Discuss a Sedalia delivery
Provide the proposed parcel, unit size and stage of the special-use process.
A recommendation is not the last decision
Planning and Zoning reviews the request and makes its recommendation, after which City Council acts. Ask the receiving applicant which stage has been completed before telling the transporter that the site is approved.
For the quote, supply the unit dimensions and the exact access point, and describe any pending hearing or decision as pending. Transportation does not include special-use approval, installation, utilities or preparation of the lot. Keep the road-movement arrangements separate from the city’s determination about placement.
